HENRY BELLFIELD APPOINTED TO BOARD OF DIRECTORS

We are pleased to announce that Henry Bellfield of Barberry Developments has been appointed to the Board Of Directors and all its principal subsidiaries.

September 2005 marked Henry’s arrival at Barberry and he has been widely regarded as a rising star on the property scene in the Midlands, and this talent was recognised in 2009 where he won the Newcomer of the Year award at the Midlands Property Awards.

Within two weeks of joining Barberry, Henry had agreed terms with CBRE Investors to sell Markham Retail Park in Chesterfield for £6.12m. Following this achievement, Henry went on the secure a number of high-profile sales and lettings including the 95,000 sq ft sale of b1 Summer Hill Road for £22.75m. Henry has also directly secured 500,000 sq ft of lettings providing £4.5m of rental income with over 90% on lease lengths of over 10 years.

FINAL UNIT AT BARBERRY COURT IS LET TO HEALTHCARE AT HOME

Barberry Developments have made a strong start to the New Year with the letting of the last remaining unit at Barberry Court, Burton-Upon-Trent, to Healthcare at Home Ltd, the UK’s leading home healthcare and speciality pharmacy provider.

Barberry agreed the lease of the 2,300 sq ft office unit in their Barberry Court development, located on the Centrum 100 Business Park. This completes the successful letting of the two-story courtyard office scheme, where other occupiers include Sanguin International Limited, CHH Recruitment and Swan Corporate Training Limited.

Healthcare at Home Ltd already occupy another 2 units within the scheme, taking their total office space to in excess of 11,000 sq ft within Barberry Court. Healthcare at Home Ltd provide hi-tech healthcare services to patients in the comfort of their own homes, as well as delivering innovative services on site within the NHS and the independent sector.

Steve Davis of Healthcare at Home Ltd said ” We are very happy with the Barberry Court facility and are pleased to take on more space as our business continues to grow. In a tough economic climate, the NHS is realising that treating patients at home can reduce costs, and patients prefer to be treated at home rather than at a hospital.

HENRY WINS NEWCOMER OF THE YEAR AT THE MIDLANDS PROPERTY AWARDS 09

Barberry’s very own Henry Bellfield won the Newcomer of the Year award at the Midlands Property Awards, held by Property Week at the ICC in Birmingham on July 15th.

Over 500 industry professionals gathered at the ICC for the Third Annual Midlands Property Awards, where 14 categories honoured the very best of Midlands based developments, people and teams over the last 12 months. The judges comprised 40 of the most influential and experienced industry experts from the Midlands area.

Henry went up against Neal Dale from Total Property Solutions and James Heather from Argent in the Newcomer of the Year award, where candidates were judged on who made the most significant impact on the property industry since their arrival less than 5 years ago.

CONTINUED RAPID GROWTH SECURES HQ’S FUTURE

Burton based Healthcare at Home Ltd has taken additional accommodation at Barberry Court, on Centrum 100 Business Park, demonstrating its commitment to the area and continued success.

The specialist pharmaceutical and clinical homecare services company has enjoyed rapid expansion in recent years.  With 24 facilities throughout the UK, Burton has been its long standing headquarters and Barberry Court is set to continue as the main support offices for its admin, finance and HR teams.

Rushton Hickman and King Sturge act as joint agents on Barberry Court, which is itself a success story for the Burton Upon Trent Development Partnership, a joint venture between Close Asset Management and Midlands based Barberry Group.

Barberry Court was speculatively built in 2006, creating a 30,000 sq ft courtyard office scheme.  Just suite 5 (2,300 sq ft) and Suite 10 (3,030 sq ft)  remain available although solicitors have just been instructed for a letting of the ground floor of Suite 10. BARBERRY APPOINT DIGBY, LORD JONES OF BIRMINGHAM AS THEIR ADVISOR

Bromsgrove based commercial property company Barberry Group has appointed one of Birmingham’s most respected figureheads, Digby, Lord Jones of Birmingham as advisor to the group.

Announcing the appointment, Barberry Director Jon Bellfield said,

“I am delighted that Digby has agreed to advise us and commit some of his time to re-establish the good relationship we began with him in 2007. It will be extremely valuable to us to have the benefit of his contribution and detailed knowledge of the business world.”

Lord Jones, who spent his early career in Birmingham, served as Director General of the CBI from 2000 –2006, taking the message about British business to over 70 countries in a six and a half year period. He became Minister for Trade and Investment during 2007 and 2008 at the request of the Prime Minister, in keeping with Gordon Brown’s “government of all talents” philosophy. During Lord Jones’ tenure he lobbied 31 countries in fifteen months, making 45 separate overseas visits and became a forthright advocate of UK plc or “Brand Britain” as he terms it, utilising his extensive experience in corporate finance, MBOs and mergers. The skills honed in Birmingham during his earlier career at corporate law firm Edge and Ellison.  He now sits in the House of Lords as an independent cross bench peer.

Commenting on his new role, Digby, Lord Jones of Birmingham said,

£5M FACELIFT FOR RETAILERS ON SWANSEA ENTERPRISE PARK

Barberry Developments has committed to investing over £5million into two of its retail parks in Swansea despite the current economic climate. The Phoenix and Lion Way retail parks, which the developer purchased last year for £10.3 million and form part of the part of the Swansea Enterprise Park, will now undergo facelifts to include exterior landscaping at Lion Way and a planning application has been submitted for the reconfiguration of Phoenix Way.

Together the parks total approximately 95,000 sq ft with 359 car parking spaces.  Located north of Swansea city centre with good access to Junctions 44 and 45 of the M4, the area is a significant retail destination.

Martyn Cartwright, Director, from Barberry said,

“We now have planning consent to upgrade the car parking facilities at Lion Way to contemporary standards. When we purchased the site, the car park was a maze of concrete blocks, which are difficult to navigate around and there is insufficient lighting in certain areas. Our works will ensure that the car park is much more user friendly for customers and make deliveries better for our tenants. The move has been welcomed by our occupiers who can see the steps we are taking in supporting them to increase their trade and who can see the positive effect this will have on their summer trading.”

Barberry’s short term plans for the adjacent Phoenix Way retail park are even more extensive.  Planning permission has been submitted for a phased refurbishment and reconfiguration of the available units on the park.

“Our proposals for the Phoenix Way retail park include significantly improving the access off Fendrod Way, by creating a new entrance and exit and the construction of a new 3,000 sq ft unit with A3 retail use. The former Richleys store will be replaced with up to three new retail units providing 30,000 sq ft. Phoenix Way was another first generation retail park and like Lion Way virtually nothing has been done to them for 25 years. Our proposals will ensure that both parks integrate with the other parts of the enterprise park to provide a more continuous retail experience for the shopper,” added Cartwright.

BARBERRY’S PLANS FOR NEW RETAIL UNITS ON LEICESTER HIGH STREET

Barberry Developments has unveiled new plans to transform part of Leicester High Street and create a three-storey 16,000 sq ft retail space, which could accommodate up to six retailers. The existing tenant, retailer Habitat has surrendered the existing lease on the building at 40-50 High Street.

A Habitat spokesperson said,
“The size of the store has always been a compromise to showcase our complete collection and we aim to continuously provide our customers with an inspiring retail experience. We have decided to take the opportunity to vacate on May 13th.”

Habitat’s move enables Barberry to bring forward their vision for the building and Barberry Director, Martyn Cartwright believes the timing is very good for their plans,
“The High Cross Shopping Centre, anchored by John Lewis, is providing a new focal point for shoppers in Leicester and the adjacent high street now offers a modern, newly pedestrianised thoroughfare. Our building is directly opposite one of the main entrances to the High Cross Centre and therefore it promises good footfall for new retailers without attracting the higher occupational and service charge costs normally associated with a shopping centre environment. By selecting high quality  retailers we can add a new dimension to complement the shopping at High Cross. Leicester is now a sought after retail destination and therefore potential tenants are talking to us about the options they may have. The new refurbishment will breathe new life into the area and provide a catalyst for further investment in Leicester and enhance the retail experience for everyone. “

VOGUE RETAILERS CEX LEASE BARBERRY PROPERTY IN CHELTENHAM

Computer software retailers Complete Entertainment Exchange (CEX) has agreed a ten-year lease for a new retail outlet within a former Lloyds TSB bank at 23 Pittville Street, off high street, Cheltenham. The lease signed with developers Barberry is for 4,700 sq ft on the ground floor. The building is also occupied on the first and second floors by Ladytone,  a boutique ladies gym,  and will realise Barberry a rental income of £91,000 per annum and end value of £1.25 million.

CEX, founded in 1992, this is their 75th high street store worldwide, in the UK, United States and Spain. CEX buy, sell and exchange a focused yet complementary range of hardware and software products that include video games, DVDs, mobile phones, computers, digital electronics and music.

The letting is just one month after Barberry’s purchase of the property and enabled Barberry to conduct a bespoke strip out of the property to enable CEX to install their own high standard fit out.

Henry Bellfield of Barberry said,

“We have turned round the purchase and letting of the building in a very short space of time. We had identified CEX as a possible tenant and sought to work with their aims prior to completing the purchase which included the need to be open and trading in good time for Christmas.”

Agents for CEX were Ewan Cameron with Wright Silverwood acting on behalf of Barberry.
