b1 Summer Hill, Birmingham

b1 is a high quality office building prominently located on the edge of Birmingham’s Jewellery Quarter. It comprises 94,000 sq. ft. (8,733 sq. m) of accommodation designed to provide high quality, flexible workspace, primarily on a single floor plate suitable for office and call centre occupiers. Approximately one quarter of the building has been let to Nestor Healthcare plc trading as Primecare for a call centre. A further 28,000 sq. ft. (2,600 sq. m) has been let to the NHS and half the building is let to Service Birmingham, a joint venture between Birmingham City Council and The Capita Group plc. Fully air conditioned with a parking ratio of 1 space per 440 sq. ft. and a 24 hour manned security provision, the facility is operational 24 hours a day, 365 days year.
The fully let development was sold in July 2007 for close to £23m to BA Pension Fund, reflecting an initial yield of 5.4%.
