Commercial property developer and investor Barberry Industrial has commenced construction of its £17 million best in class warehouse development at Quinton Business Park, in Birmingham, following strong interest from potential occupiers.
The 78,335 sq ft distribution and manufacturing facility, known as Barberry Midbox 78, is being delivered as a market leading mid-box unit targeting high sustainability and operational standards.
Barberry has appointed main contractor Caddick which has now started work on site, with the scheme scheduled for completion in January 2027.
The building will be delivered to an institutional specification, targeting EPC A and BREEAM Excellent, and will incorporate a range of ESG-led features including electric vehicle charging infrastructure, rooftop solar PV, and landscaped external areas with dedicated wildlife walkways.
Barberry development director Jonathan Robinson said: “Breaking ground at Midbox 78 marks an important milestone for this scheme and reflects our confidence in the continued strength of the mid-box industrial sector. This will be our second job with the main contractor Caddick who are working with us doing an excellent job on the construction of a unit for DPD at Forrest Park in the North East.
“This development has been designed to meet the evolving requirements of modern businesses, combining strong ESG credentials with the flexibility needed to support long-term operational growth.”
He added: “We have seen very strong occupier interest which serves to underline the ongoing imbalance between supply and demand for high-quality, sustainable accommodation in prime West Midlands locations. We are in advanced discussions with a prospective occupier and look forward to announcing further progress in due course.”

Barberry acquired the Quinton Business Park site in 2024, exchanging unconditional contracts within two weeks of instructing solicitors. The park is strategically located adjacent to Junction 3 of the M5 and the A456, approximately five miles south-west of Birmingham city centre.
Agents Savills and M1 Agency are retained on the scheme. Quinton Business Park is home to a range of major occupiers across both public and private sectors.
Barberry has a 3.6 million sq ft industrial/logistics development pipeline with a Gross Development Value of more than £650 million and a growing income-producing commercial portfolio, delivering sustainable returns. The company also has 600 acres of strategically located residential and employment development land, capable of delivering 3,500 new homes including a 288 build-to-rent (BTR) apartment scheme in the heart of Coventry city centre.
